The bank has a signed Purchase and Sale Agreement. The Appraisal is ordered. I should know by wednesday if its going to be mine. As long as the appraisal goes through, I will close on June 29th.

Are you seeing rates < 5% ?  Bankrate shows around 5% for my area.

Thanks guys... I'm very excited/frightened... but honestly. The price was so good... and the rates are so low... I've actually paid rent that was almost the same as the mortgage.

I made an offer last night. Negotiated through-out today. Accepted an offer as of 4:19pm. I'm wicked excited/nervous as hell. the P&S is next. There is a tenative closing date of 6/29. I'm already pre approved (not just pre qualified). So assuming that the FHA appraiser doesn't make an issue of the wavy roof and shaky deck..... it'll be mine.
